A Seller’s Checklist for Listing Photos and Showings
A Seller’s Checklist for Listing Photos and Showings
Strong listing photos and smooth showings help buyers understand your home’s value before they make an offer. Use this practical checklist to prepare each room and make every visit feel welcoming.
1. Declutter before you decorate
Clear countertops, tables, floors, and open shelving. Store extra furniture and personal collections so rooms feel spacious and buyers can focus on the home itself.
2. Deep-clean the details
Pay special attention to windows, floors, kitchens, bathrooms, baseboards, light fixtures, and appliances. Clean surfaces photograph better and signal that the property has been cared for.
3. Complete small repairs
Replace burned-out bulbs, tighten loose handles, repair visible wall damage, and touch up scuffed paint. Small issues can distract buyers and raise questions about maintenance.
4. Let in the light
Open blinds and curtains, clean the glass, and use matching light temperatures where possible. Before each showing, turn on lamps and overhead lights to create an inviting atmosphere.
5. Simplify every room
- Make beds and use simple, neutral linens.
- Remove magnets, papers, and small appliances from the kitchen.
- Put away toiletries, laundry, toys, and pet supplies.
- Add only a few fresh, understated accents.
6. Protect privacy and valuables
Secure medications, financial papers, jewellery, spare keys, and anything with personal information. Remove family photos if you prefer additional privacy.
7. Prepare the exterior
Cut the lawn, clear walkways, tidy the entrance, clean outdoor furniture, and make sure the house number is easy to see. The first photo and the first in-person impression often begin outside.
8. Make access easy
Keep showing instructions straightforward, arrange a plan for pets, and leave the home when possible. Flexible access can help more qualified buyers view the property.
